The custodial department maintains an environmentally friendly cleaning program that includes Green Seal approved cleaning products as well as training and procedures for proper use. In Residence Life and Housing buildings, two of the three daily use chemicals are GS37 compliant and the 3rd is a germicidal detergent; building square footage that is maintained with with germicidal detergent has been removed from the floor area maintained according to the green cleaning policy.

A brief description of the energy management or benchmarking program:
The Wake Forest University energy management & benchmarking program consists of the following:
1. Central Plants
a. Generate campus chilled water and steam as efficiently as possible.
b. 2017 conversion of the central campus chilled water loop to variable primary flow with continuous
optimization strategies
implemented. The end result is a reduction of the overall chilled water plant efficiency to a target range of .6
to .65 kw/ton.
c. Additional planned modernization and expansion of the North Chiller plant to 2400 tons of cooling capacity in
2018 will deliver similar targeted efficiencies.
d. Steam production at the central plant has been optimized by implementing new boiler controls, heat
recovery, & adding a smaller efficient off-peak boiler for summer use which resulted in over a 5% change in
efficiency.
2. Buildings
a. Utilization of Building automation systems to control & monitor the building conditions and energy use.
b. Sequences of operation utilize predefined energy management strategies.
c. The control systems are programmed with energy waste alarms that alert system operators when select
temperatures are out of range for a predefined period of time.
d. Utilization of the Aircuity system in 3 buildings to optimize the use of outside air.
3. Building Performance Improvement Initiative. The goal of this 6 step repeatable process is to provide a focus
on reducing Campus energy reduction at the building level. In addition to the Building Systems Manager, a
Building Systems Specialist position has been created to assist in the focus.
a. Measure
i. Establish building baselines to use as a comparison benchmark when improvements are made.
b. Target
i. Unoccupied Energy Use.
ii. Buildings with high energy use Intensity (EUI).
iii. Low performing building as determined by analytics program.
c. Deploy
i. Unoccupied Scheduling enhancements.
ii. Utilize standby scheduling and relax temperature setpoints where possible.
iii. System Retuning & Repair.
iv. Evaluate existing legacy Control sequences for efficiency improvement opportunities.
v. Procure and establish an Analytics package to help uncover system issues.
d. Engage
i. Share initiatives with Athletics, Off Campus Properties, & Graylyn Conference Center.
ii. Work with the Office of Sustainability.
iii. Include the Campus Core faculty & staff.
iv. 2017 FACS Energy Interns initiative to pilot communication with 4 Academic Admin buildings staff &
building users.
e. Report
i. Document savings and share results.
f. Maintain
i. Enhance the existing Annual PM’s to include Controls specific items.
ii. Provide more training for Facilities maintenance staff on the operation of the systems.
iii. Utilize the Analytics package continuously to discover system problems before they become costly.
4. LED Lighting Conversions to save energy.
a. Replacement of existing HID exterior lighting.
b. Replacement of existing fluorescent and incandescent interior lighting.
c. Interior LED lighting controls are being installed.
5. Energy Benchmarking Systems
a. Building sub metering of Chilled water flow, Steam flow, & Electricity are reported to the Lucid Campus
Dashboard system.
b. WFU also utilizes an Alerton Energy Dashboard that is integrated with the Campus BAS systems to receive
energy consumption data.
c. The WFU electrical sub meters also report to a the electroindustries software package that provides electrical data archival of consumption data in 15 minute intervals.

Building Level Initiatives Include:
Water Efficiency – From our efforts listed below, the university has realized greater than 30% reduction from the baseline year.
• We have sub-metered water in nearly all of our primary buildings, and have added chilled water & steam sub-meters in new buildings and certain existing ones.
• Standards for reduced flow fixtures have been set for new buildings and modernizations: ½ gpm faucets, 1/8 gpf urinals, dual flush toilets, and 1.5 gpm showerheads: (From our standards and the efforts listed below, the university has realized greater than 25% reduction in water consumption in each of the buildings upgraded.
• Showerheads have been changed out in all residence halls to low-flow fixtures.
• 30% of other fixture upgrades are complete in all of the overall space.
• One Pass Process water has been diverted to plant loops or dedicated chillers.
• Cooling Tower Water Management – Chiller Plants have been upgraded with conductivity meters to automate bleed control.
Building sub metering of water usage is reported to the Lucid Campus Dashboard system.
WFU also utilizes an Alerton Energy Dashboard that is integrated with the Campus BAS systems to receive water consumption data.
