A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:

The University of Iowa manages building operation and maintenance using EnergyCAP, a Fault Detection and Diagnostics (FDD) tool, and a Computerized Maintenance Management System (AiM). University Facilities Management (FM) uses a green cleaning program and has an IPM in place. This is a multi-attribute, sustainable management program not certified under an O+M rating system.

EnergyCAP ERP creates baselines and validates the data around energy use/waste, water use, chilled water use and makeup, spots peak demand periods, and pinpoints energy conservation opportunities. The ERP monitors the success of energy conservation measures by calculating continuous savings by comparing data to a normalized baseline.

Asset Optimization Services (AOS) is a newly formed team with a focus on total cost of ownership. This team supports the Fault Detection and Diagnostics (FDD) program. FDD is a software tool used to proactively discover building system problems and identify optimization opportunities before they cause problems in campus buildings. FDD has prevented alarms, excessive waste of resources, occupant discomfort or system failure by identifying issues before they lead to those critical issues. FDD is currently active in 47 buildings and processes 100,000 data points registered every five minutes to perform more than 13,000 daily analyses.

The University (FM) utilizes AiM as our Computerized Maintenance Management System. All maintenance and operations work is managed through AiM. Every work order is prioritized and categorized based on criteria like, Safety, Environmental Impacts, Customer Impacts, Risk, Cost, Complexity. Work Orders are assigned based on priority and resources available at the time. Section 25 of the Heating, Ventilation, and Air Conditioning (HVAC) content of the University Design Standards details controls requirements for integration within the central Building Automation System.

Regarding IAQ policy, each of the three groups who perform preventative maintenance were contacted, but only one responded. Their building space is kept to ASHRAE standards.
