A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:

The Master Site Plan development, and subsequent approval by the USGBC in 2013, has provided much of the framework required to sustain building operations and maintenance across all of the UCSC buildings. The policies, procedures and work instructions implemented in that effort focus upon LEED rating categories directly and include the following related to sustainable operations: Green Purchasing Practices, Irrigation Metering and Control, Integrated Pest Management, Green Building Education, Water Conservation, Energy Conservation, No Tobacco Product Policy, High Performance Green Cleaning, Waste Management/Recycling Programs, Environmental Air Quality Control Systems, Storm Water Quantity and Quality Management, Open Space and Wetlands Protection, Alternative Transportation and Community Connectivity.

Although UCSC does not have 3rd party O&M certification, all of our buildings are operated under multiple sustainable policies and/or programs that meet or even exceed certification standards.

- The policy states regular monitoring and inspections:
• Inspect the HVAC system at least monthly to ensure the system is operating within specification. Problems should be reported and corrected in a timely manner.
• Visually inspect the supply fan systems monthly to ensure that standing water does not accumulate and allow the growth of microorganisms." Please note multiple IAQ Management Checklists that HVAC technicians use to regularly monitor IAQ.

Energy
- UCSC utilizes the web enabled BMS systems Tridium an Skyspark to provide ongoing analytics and work as fault detection tools. Through our EnergyCap system we monitor building use data regularly for anomalies. We utilize and report to US EPA Portfolio Manager.
- We have a robust preventative maintenance program which inspects and tunes equipment regularly.
- ENERGY STAR® certified products are required across all applicable product categories
- UCSC runs a Green Office and Green Lab certification program that requires certified spaces abide by multiple energy, water, waste, and resource conservation practices.

Water
- UCSC utilizes BEACON, an Advanced Metering Analytics (AMA) meters and software for real-time building level water metering with leak detection. Building managers across campus have access to the system, monitor their zones and receive notifications of leaks in their areas.
- Purchasing WaterSense products is required for all residential toilets, showerheads, bathroom faucets, commercial toilets, urinals, pre-rinse spray valves, irrigation controllers, and spray sprinkler bodies.
- New equipment requiring liquid cooling shall be connected to an existing recirculated building cooling water system, new local chiller vented to building exhaust or outdoors, or to the campus chilled water system through an intervening heat exchange system if available.
a. Once-through or single-pass cooling systems shall not be allowed for soft-plumbed systems using flexible tubing and quick connect fittings for short-term research settings.
b. If no alternative to single-pass cooling exists, water flow must be automated and controlled to avoid water waste.
