UCSC received a LEED Silver Certification under EB: v2.0 for the Engineering Sciences Building 2. This building was awarded the Silver Level Certification in 2009, however the certification has lapsed, as of 2014. In spite of this, sustainable maintenance operations have been continued and or improved upon since its certification. Enhancements include the ongoing MBCx of energy systems, recycling enhancements, consumable paper recycling content increase, addition of Absorption Chillers for heat by-product recovery, real-time building level water metering with leak detection, electricity metering / monitoring and LED lighting upgrades.

Metering:
Utilities are "master metered" at the whole-campus level by the utility providers (PG&E (electric & gas), Santa Cruz Municipal Utilities (water), UC Energy Services Unit (electric)). UCSC Energy Department manages and maintains an internal, campus-owned, sub-metering system that meters at the building level. This data is used to re-charge the different entities on campus for their utilities, and to benchmark and audit buildings to plan, verify, and monitor energy efficiency project opportunities.

Student staff aid in much of the metering process, from data collection to meter troubleshooting and retrofits. These students support the tremendous amount of work required to collect, review, and report on this data, making it manageable for the Energy department. In return they gain professional skills and knowledge about energy management.

Though all data from the campus submetering system is available upon request, some can be accessed online.

Data Management Planning:
UCSC also utilizes "Fovea", a data management tool that provides facilitation, training, data visualization, and scenario planning ("what if" forecasting). It helps campus decision makers visually engage their team members about their current resource usage and facilities operations, where their business-as-usual policies are taking them, and how they might imagine, articulate and, most importantly, set in motion an alternative future that is right for their organization.

Water Meter Program:

The Energy Services unit have installed an extensive metering system (425+ sub-meters), which allowed the campus to set goals for each department’s water reduction, particularly during droughts. The meters track water usage every hour which allows campus to detect and respond to leaks much more effectively. The meters are linked to the Beacon Advanced Metering Analytics (AMA) software platform, which notifies users when an abnormal amount of water is being used based on a 23 predetermined flow rate or daily usage. The user gets metrics about recent flows, leak detection, continuous flows, hourly water use, weekly use, and monthly use among other metrics. This advanced metering system not only promotes reliability and efficient water use, but also has shown to empower campus water users.

The Master Site Plan development, and subsequent approval by the USGBC in 2013, has provided much of the framework required to sustain building operations and maintenance across all of the UCSC buildings. The policies, procedures and work instructions implemented in that effort focus upon LEED rating categories directly and include the following related to sustainable operations; Green Purchasing Practices, Irrigation metering and control, Integrated Pest Management, Green Building Education, Water Conservation, Energy Conservation, No Tobacco Product Policy, High Performance Green Cleaning, Waste Management/Recycling Programs, Environmental Air Quality Control Systems, Storm Water Quantity and Quality Management, Open Space and Wetlands Protection, Alternative Transportation and Community Connectivity.

For the response to the first two questions, the SF is the total occupied SF, as the campus maintains these spaces per the guidelines in the second half of the "Eligible Buildings Criteria" definition.

In regards to IAQ, the policy states regular monitoring and inspections"
"• Inspect the HVAC system at least monthly to ensure the system is operating within specification. Problems should be reported and corrected in a timely manner.
• Visually inspect the supply fan systems monthly to ensure that standing water does not accumulate and allow the growth of microorganisms." Please note multiple IAQ Management Checklists that HVAC technicians use to regularly monitor IAQ.
