A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:
Mount Royal has five LEED BD+C certified buildings, but does not currently have any buildings certified under any maintenance related green building rating system due to associated costs. Driven by the Campus Master Plan (2016), specifically section 2.4, Planning for Resilience, MRU has an extensive maintenance and operations program. The existing program, tracked and supported by the Archibus online software, incorporates preventative maintenance, tracks useful life of equipment and infrastructure, identifies areas of excess energy and water use, and tracks projects that reduce consumption. Building Management Systems (BMS) are implemented throughout campus, and are monitored and set to optimize energy use (ex. BMS has parking lot plugs automated to only activate below a certain energy threshold, and to cycle power in order to reduce consumption from block heaters. Also projects to reduce maintenance and energy usage are reviewed and implemented regularly; in 2022 Operations received approval for energy reduction projects for LED lighting upgrades and the phase out of pneumatic control, light and faucet motion sensors have been implemented across campus). Our Preventative Maintenance program is driven by maintaining indoor air quality, and includes daily floor mat shampooing and cleaning, scheduled filter changes on HVAC systems, and the maintenance of adequate fresh air intake monitored through the automated BMS.
