A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:
All of McGill's buildings are managed under a custom operations and maintenance program that is based on LEED O+M. New and existing building space is maintained according to the LEED O+M attributes related to purchasing, waste management, indoor air quality, and IPM program. Most of these attributes are embedded into several of McGill's Design Standards, which are intended to provide direction to design professionals, as follows:

The LEED O+M requirements for an IPM plan are embedded in technical specifications of the Call for Tender for Pest Management Services. These requirements include the identification of an IPM team, provisions for identifying and monitoring pests, action thresholds for all pests likely to be encountered in the building, non-chemical pest preventative measures, etc.
Example of how an existing building is operated and maintained according to our Design Standards:
Burnside Building basement will undergo minor renovations for some of its classrooms.
The design team will refer to our Design Standards to prepare their construction documents regarding:
- M&R Purchasing requirements (products and materials + furniture)
- M&R Waste management requirements
- IAQ Indoor air quality requirements
In these same spaces, if bed bugs have been found in the existing furniture, the building director will notify Buildings and Grounds and the IPM vendor. The IPM vendor will follow the IPM program, which is applicable to interior spaces.
