Colby operates a building automation system (BAS) to regulate climate and energy use in buildings. In order to reduce the energy load and save money during peak energy times, Colby participates in Demand Response protocol by shutting down all unnecessary systems, including air conditioning, and turning off non-essential lighting. Further, Colby requires that all new construction reach at least LEED Silver certification.

Colby also has an energy management goal to remain energy neutral through 2022. As part of the strategy to reach this goal, Colby implements annual energy efficiency projects throughout all of the campus buildings. Project types include pipe insulation, HVAC and controls upgrades, lighting upgrades, retrocommissioning, and continuous commissioning.

In 2015, Colby set a goal of reducing campus water consumption by 15% using fiscal 2013-2014 as the baseline. On a monthly basis, water meter data is compared to the same month of the previous two years. Anomalies are flagged and brought to the attention of the Operations and Maintenance department who investigate buildings to identify sources of the discrepancy. On an annual basis, the water meter data is used to calculate water use per square foot and water use per person. These benchmark criteria are compared against the baseline year to measure and track our progress. All new buildings certified under LEED v4 will have building-level meter data benchmarked in EPA Portfolio Manager. Our first v4 project is currently in construction and will open in the Fall of 2020.
