A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:

BCIT’s in-house green cleaning (BEST Service Pros) provides a Green Cleaning Program that has been third-party certified through CIMS, the Cleaning Industry Management Standard. This program is LEED compliant and focuses on training, cleaning processes, assessment, indoor air quality, and chemicals and equipment (all products listed on the Safety Data Sheets are green certified). It meets all the requirements of the LEED Version 4.1 Operations and Maintenance in-house green cleaning policy.

We have also been continually improving the operation and maintenance of BCIT buildings outside of a certified scheme. This includes implementing energy conservation measures, such as replacing lighting with LEDs, installing energy-efficient equipment as part of retrofit and routine capital projects, and scheduling HVAC systems based on the classroom timetable. Water consumption is monitored monthly at the billing level and there are plans to install individual water meters for each building. The immediate metering focus is on electric and thermal.

A few multi-year sustainability programs were launched in 2024:

·        Demand-Controlled Ventilation: We are implementing demand-controlled ventilation systems and Variable Frequency Drives (VFDs) in Air Handling Units (AHUs). These initiatives are designed to optimize energy use based on real-time building occupancy and operational needs.

·        Recommissioning Existing Buildings: We are accelerating and intensifying efforts to recommission existing buildings. This involves a comprehensive review and optimization of building systems and operations to improve energy efficiency and overall performance.

·        Tracking and monitoring: We are actively working to develop a utility tracking tool to track overall campus utility consumption (electricity, natural gas, water) as well as building level consumption at monthly, quarterly, and annual intervals.
